Handover assembled late is handover wasted
Asset data collected in the last two weeks of a project is collected by whoever is available, from whatever is to hand. It is inconsistent by construction. Data captured progressively, against a schema agreed at the start, is the only version that holds up.
Specify against the client's actual system
COBie is a transport format, not a specification. The question is what fields the client's CAFM or CMMS actually needs. Deliver against those and the data imports; deliver against a generic template and someone re-keys it by hand.
Verify, do not assume
An as-built model that was never checked against the building is a design model with a different label. A point cloud survey at practical completion is comparatively cheap and turns the asset record from an assertion into a measurement.
